In California, ADUs can boost a home’s value by $200,000 to $800,000 in the short term, with property values generally appreciating over time. To figure out which type of ADU offers the highest return, let’s look at the details.

  • Detached ADUs. These are more appealing because they provide more space, maintain privacy, and are easier to build. In some areas, they can be as large as 1,200 sq ft. For example, in Sacramento, San Diego, and parts of Los Angeles, a detached ADU could increase property value by $720,000, given an average selling price of $600 per sq ft. In the Bay Area and San Francisco, a 1,000 sq ft detached ADU could add over $1 million to the property value.
  • Attached ADUs. These cost less to build per sq ft and can utilize unused spaces within the existing house. However, local zoning regulations often limit the size of attached ADUs. Typically, they can’t exceed 50% of the main home’s square footage. For example, a 1,200 sq ft home could add a 600 sq ft attached ADU, potentially increasing the property value by $360,000 based on the statewide average. In contrast, a detached ADU could be as large as the existing house itself.
